According to NAB Quarterly Residential Property Survey: December 2011

Moderating house price declines and stronger rental growth saw NAB's Residential Property Index move just back into positive territory in the December Quarter

There was a notable increase in first home buyer activity in the new property market, most likely due to the interest rate outlook and softer house prices.
